Free rent appraisals
  • We will assess your property and provide you with a realistic appraisal of what you can expect to receive in revenue from rentals. Good properties attract quality tenants. We assess the market rental value bases on: market conditions, comparable property rents, vacancy, general condition of the property, tenant quality and the length of their tenancy. The initial condition and inventory report is the most vital document relating to a tenancy. We spend time ensuring that this report is comprehensive.
Advertising and marketing properties
  • Our high-impact advertising and marketing campaigns enable us to cast a wide net to ensure that we have a pool of applicants from which to select a quality tenant.
Letting
  • We ensure that your property is promptly re-tenanted to minimise vacancy periods. 
  • Showing properties – We have sufficient staff to ensure that all prospective tenants are accompanied when viewing properties. This enables our staff to gauge the appropriateness of a tenant for a property. Often a good relationship is established between Lochore’s and prospective tenants during these viewings. If a suitable property is found for the prospective tenant, this rapport helps to establish a more trouble-free and lengthy tenancy. 
  • Screening potential tenants – We have a robust tenant-selection process. This includes interviewing and ensuring that all the necessary reference checks on prospective tenants are carried out thoroughly and quickly, including credit and rent checks.
  • Setting up the tenancy agreement and lodging the bond payment.
  • Managing the relationship with the tenant. We act on your behalf so that you have an arm’s-length relationship with the tenants. This is particularly useful in any negotiation, review or termination of tenancy.
Administration
  • Collecting rent and ensuring it is paid on time and in accordance with the tenancy agreement.
  • Bill payment and time-saving collating of expenses – We can pay all of your outgoing expenses including local body and water rates, body corporate fees, insurance, maintenance and repair expenses on your behalf. Each month we present you with an itemised statement and a copy of invoices. At the end of each financial year we present you with a statement that itemises your expenses by category ready to hand over directly to your accountant.
  • Maintaining a comprehensive knowledge of legislation that may affect your investment.
  • Cutting-edge software to keep you informed – We know how important it is for you to have up-to-date information about your property account any time you need it. We provide you with a pin number to enable you to gain 24/7 online access to your account so that you can see what funds have been collected and spent.
Proactive management of arrears
  • Our landlords are informed about any arrears.
  • Attempts are made by phone and visit to make contact with tenant.
  • 14-day Breach of Tenancy letter sent to tenant.
  • Application is made for mediation/tribunal.
Property inspections and maintenance
  • We ensure that the maintenance of your property is kept up-to-date. We have a large reliable team of highly skilled and fully licensed tradespeople on call to ensure that necessary repairs and maintenance are carried out in a timely and effective manner with the least possible disruption to your tenant.
  • We understand the residential rental market and have a realistic appreciation of the amount of time it takes to properly manage and maintain an investment property. Our staff are fully conversant with the amended Residential Tenancies Act. We can assist you to avoid the pitfalls likely to be encountered by property owners unfamiliar with the latest legislation or who are lacking the experience or time to manage their own property or property portfolio.

We will provide you with a dedicated property manager who will assume the responsibility for the day-to-day running of your property or your portfolio of properties. We also provide an experienced administrative team to back up each manager.
